A2Z Home Inspections

A Word from the Inspector

Dear Home Buyer:

If this is your first home, or if you have otherwise never had a home inspection, you may not fully understand what to expect from such an inspection. A2Z Home Inspections can assist you by performing an inspection of the dwelling you are considering to purchase.

Your A2Z Home Inspection is performed in a manner consistent with the Standards of Practice and Code of Ethics of the American Society of Home Inspectors. The purpose of the inspection is to provide you with a better understanding of the property conditions, as observed at the time of the inspection, so that you may make an informed decision as to whether you should purchase the house

It is important that you understand what an A2Z Home Inspector can do for you as well as what his limits may be. The inspection consists of a visual observation of the major structural, mechanical and electrical systems that comprise a typical home, and which are accessible at the time of the inspection only. The inspector concentrates on the major deficiencies, that is, those areas that could cost many hundreds of dollars to correct if defective or which could threaten the health or safety of the building or its inhabitants, However, he also attempts to identify as many of the minor problems as time permits.

The inspection will not include latent or concealed deficiencies. The inspector may not move furniture or stored belongings or lift carpeting. Except for the main electric panel, no equipment or systems will be dismantled.

You should understand that some deficiencies may exist which are beyond the ability of a home inspector to reasonably detect. The inspection report is not a guarantee, a warranty or an insurance policy. In additions, the inspection and report are not intended to reflect compliance with past or present codes.

If after you have moved in, you find some conditions which are of concern, a consultation phone call with the inspector may be helpful in determining what course to follow. The inspector may be able to advise you in assessing proposals from contractors.

All inspections are done to ASHI’s Standards of Practice and Code of Ethics.

Best wishes and many years of happiness in your new home.
